The honest arithmetic

We list the apartment on Airbnb, Booking.com and Vrbo because that's where people look. What differs is what happens to your money after you pay. Book through Airbnb and a guest service fee is added on top of our price, and a further commission comes out of what we receive. Book here and there is no service fee, so the same stay costs you less, and what you pay stays with the apartment: it pays for the beds guests keep mentioning, the coffee machine and the parking.

What you get for booking direct

• No service fee. Airbnb adds a guest service fee on top of our price; we don't. The only extra here is the £150 cleaning fee per stay, which is charged on every platform.
• Automatic discounts. 10% off stays of seven nights or more, and 10% off bookings made within 14 days of arrival.
• Pounds sterling. Quoted and charged in GBP through Lodgify, our booking system, so there is no currency conversion and nothing added at checkout except the cleaning fee.
• The owner, not a call centre. Questions about the stairs, the cot, a late train, the best pub? You're talking to the person who knows the building.
• Flexibility a platform can't offer. Extra nights, an early arrival when the calendar allows, or a wedding party arriving in three cars are all easier to sort out with a person than with a platform.

How paying works

You choose dates on the rates page and continue to our secure booking page, run by Lodgify. Pay by card there. 50% is due at booking and the balance 14 days before you arrive. Payments are non-refundable, so please take out travel insurance. There's no security deposit; we just ask you to tell us if anything gets broken. The full policies are in the terms.

Wedding guests

If you're coming for a wedding at one of our partner venues, the venue will have given you a code for 10% off. Enter it on the rates page and the discount shows on your booking total before you pay.
