Terms and booking policies

1. The booking

These terms apply to bookings of The View at Hill Lodge, 118 High Street, Lewes BN7 1XY ("the apartment") made through this website. The booking is made with the owner, Tom Hesmondhalgh ("we", "us"), who lets the apartment as a private individual and not through a company. Bookings are processed by Lodgify, our booking system; when you complete a booking on the Lodgify page, a contract is formed between you and us on these terms. The person making the booking must be at least 18, is responsible for everyone in the party, and confirms that the details given are accurate.

2. Prices and payment

Prices are in pounds sterling. The accommodation price includes linen, towels, Wi-Fi, heating and parking for two cars. A cleaning fee of £150 per stay is added and shown before you pay. There are no other fees.

50% of the total is payable when you book. The balance is due 14 days before arrival and is taken automatically from the card used to book, unless you have paid it earlier. Bookings made within 14 days of arrival are paid in full at the time of booking. If the balance cannot be collected we will contact you; if it remains unpaid 7 days before arrival we may treat the booking as cancelled.

Partner discount codes from wedding venues give 10% off the accommodation price when entered at booking. They cannot be applied retrospectively or combined with other offers.

3. Cancellation

All payments are non-refundable. We strongly recommend travel insurance that covers cancellation. If you need to cancel, please tell us as soon as possible.

If we have to cancel your booking, for example because the apartment becomes uninhabitable, we will refund everything you have paid in full. Our liability is limited to that refund.

4. Arrival and departure

Check-in is from 15:00 and check-out by 10:00. Access details are sent shortly before arrival. Late departures without agreement may be charged an additional night.

5. Occupancy and use

• The apartment sleeps a maximum of 8 people, including children. Only the people named on the booking may stay overnight.
• The apartment is for holiday and short-stay accommodation only. No parties, events or commercial use, and no subletting.
• Quiet hours are 10pm – 8am. Hill Lodge is a listed, timber-framed building with neighbours; sound carries.
• No smoking or vaping anywhere on the premises, inside or out.
• No pets on short stays. Pets may be considered for longer stays by prior written agreement only.
• Please follow the safety information in the apartment, keep the stairwell clear, and leave one key in the key safe throughout your stay.

We may end a stay without refund where these rules are seriously breached.

6. The building

The apartment is on the top floor of a Grade II listed house and is reached by a private staircase which is steep and narrow in places. There is no lift. Windows have original, fragile glass. You accept the apartment as an old building with the character that implies, and agree to take reasonable care.

7. Damage and losses

We do not take a security deposit. Please tell us about any breakage or damage during your stay. Normal wear and tear is expected; we reserve the right to charge for damage beyond that, for excessive cleaning, or for lost keys, at cost, and will always tell you and show you why.

8. Our responsibility

We will provide the apartment as described and in a clean, safe condition. If something goes wrong during your stay, tell us straight away so we can put it right. We are not liable for loss or damage to your belongings or vehicles, or for events outside our control such as utility failures, weather or road closures (including Lewes Bonfire Night). Nothing in these terms limits liability for death or personal injury caused by our negligence.

10. Law

These terms are governed by the law of England and Wales and any dispute will be dealt with by its courts. If any part is found unenforceable the rest still applies.
